What is landlord contents insurance?

Landlord contents insurance, or landlords’ contents insurance as it’s also known, is an important cover that can fund the repair costs or replacement of items that you provide to your tenants in your rental property.  Most policies define contents as being any free-standing items such as:

Do landlords need contents insurance?

While landlord's contents insurance isn’t a legal requirement or even a condition of getting a mortgage like buildings insurance, it’s still an important cover to have in place.  If you are providing your tenants with items like furniture, electronic goods, and white goods these need protecting in case they are damaged, destroyed or stolen.  Some insurers also offer liability insurance for landlords, in case any items in the property cause damage to tenants or their property.   

What isn’t covered by landlord's contents insurance?

Most policies won’t provide cover for:

  • Valuables – most policies will have per-item limits, so things like jewellery are either unlikely to be covered or will need specialist individual protection

  • Wear and tear - landlord contents insurance is designed to protect items if they are accidentally broken or stolen. It won’t cover items that are worn out through use

  • Illegal activity - contents insurance won't cover any damage or loss to your belongings if the property was used for or involved in illegal activity, even if the insurable loss/damage is unrelated. So, if your tenants are running a cannabis farm in your rental property – an increasing problem – then if your contents are damaged you won’t be able to claim

  • Empty properties - the contents of empty properties won’t be covered either. You can get contents cover as part of an unoccupied property insurance policy, but standard landlords’ contents insurance won’t protect you
